In his own words

Thirty Years, and
a Teacher’s Habit of
Explaining Things

“With over 30 years as a licensed real estate broker, I help buyers and investors secure exceptional deals on Bank REOs, HUD and VA foreclosures, short sales, seller carry-backs, and lease-to-own properties.”

“Combining expert market insight with a teacher’s ability to explain complex transactions clearly, I guide clients through each step with integrity, skillful negotiation, and a focus on maximizing their long-term success.”

That teaching habit is not a figure of speech. Robert holds a Master of Education and taught AP Economics, mathematics and science before real estate became the whole job. Clients tend to notice it first when a contract gets complicated.

Before real estate

Two careers that still show up in the work

U.S. Air Force meteorologist

Top one percent of Air Force forecasters, specializing in turbulence for jet refueling and space shuttle missions. He wrote a forecasting manual the military still uses, and kept the habit of reading the data before forming an opinion.

Certified teacher, Texas and Arizona

A biology degree from UC Riverside, then a Master of Education and years teaching AP Economics, math and science. He still runs seminars and mentors new agents, and it shows when a contract gets complicated.

Questions

What people ask about Robert

What does a broker of record actually do?

A broker of record is the licensee legally responsible for the transactions under their license. Most agents work under someone else’s. Robert holds his own, so the person advising you is the person accountable for the file.

Why does the mortgage credential matter?

Deals stall on financing more often than on price. Holding the NMLS originator credential means Robert can read a loan file the way the underwriter reads it, and tell you what has to happen next. More on home financing.

Do you only work with distressed property?

No, though it is the specialty. REO, HUD and VA foreclosures and short sales have been core work since the 1990s; ordinary purchases and sales are the larger share of any year. See investment property.

Do you work with first-time buyers?

Often. The teaching background is most useful here: financing first, so you know your real budget before you fall for a house. Start with the Buyer’s Guide.

Can you help me relocate to Texas?

Yes. Robert lists and sells in San Antonio and Boerne and can compare neighborhoods against your budget, commute and schools. Because he is also licensed in California and Florida, he can advise on the sale at the other end.

What does the insurance license have to do with real estate?

Buying a house is usually the moment a household’s financial picture changes. Robert can talk through life insurance and protection in the same conversation. See insurance.
