Living downtown

A city center people live in

Downtown San Antonio has grown from an office district into a neighborhood: condo towers along the river, lofts in older buildings, and historic houses a few blocks south.

Most residents walk to dinner on the River Walk or at the Pearl and drive out for big shopping. The trade-offs are the usual city ones: parking, association dues and events that close streets, which Robert walks through before you buy.

Three ways to buy downtown

Most downtown purchases are one of three things: a condo in a high-rise or mid-rise building, a loft in a converted older building, or a historic house in the neighborhoods south of the center.

Condos and lofts carry monthly association dues that cover the building, and sometimes parking and utilities. Historic houses bring yards and character, and the rules of their historic district.

What Robert would check

  • The association’s documents. Texas condo buyers receive a resale certificate showing the dues, reserves and any pending assessments.
  • Parking. Whether a space is deeded, assigned or extra.
  • Flood zones. Some blocks near the river sit in mapped flood zones; check the address on the FEMA flood map.
  • Historic district rules. Exterior changes in a city historic district need approval from the City’s Office of Historic Preservation.
  • Short-term rentals. San Antonio requires a permit, and many condo associations ban them outright.

Questions

Downtown San Antonio FAQ

Are there condos for sale downtown?

Yes. High-rise and mid-rise condos and converted lofts make up much of the downtown market, alongside historic houses just south of the center.

What do condo association dues cover?

It varies by building: usually the building’s insurance, upkeep and reserves, and sometimes parking, water or amenities. The resale certificate spells it out before you close.

Is downtown in a flood zone?

Some blocks near the river are in mapped flood zones and many are not. Check the address on the FEMA flood map and price flood insurance before you make an offer.

Can I rent out a downtown condo short term?

Only with a City short-term rental permit, and only if the association allows it. Many downtown buildings do not.
