By the end, you walk out with a real plan, target areas, must-haves, financing range, and a timeline that fits your life.
Step 02
Get Pre-Approved
Pre-approval gives you a real ceiling and tells sellers you’re serious. I’ll connect you with lenders I trust across San Antonio, San Antonio, Austin, and Houston.
We’ll talk through FHA, VA, and conventional financing, whichever fits your situation. No pressure, just the option that costs you the least over time.
Step 03
Find the Right Home
Now we tour. MLS pulls, off-market leads, and neighborhoods I know firsthand from 30 years working San Antonio and the Hill Country.
I filter the noise so you only see homes worth your time. And I’ll tell you straight when one isn’t, even if it’s the one you fell in love with online.
Step 04
Write a Strong Offer
When you find it, we go in confident. I write data-backed offers, anchored in real comps, terms that fit the seller’s motivation, and contingencies that protect you.
After three decades of negotiating Texas deals, I know what wins in a multiple-offer situation and which terms are actually worth fighting for.
Step 05
Inspect Everything
Trust, but inspect. I’ll bring in the right inspectors, walk through every finding with you, and use what we learn at the negotiation table.
Real problems get renegotiated or repaired before closing. Dealbreakers? We walk. Better to lose earnest money than buy somebody else’s headache.
Step 06
Close the Deal
Title, lender coordination, final walkthrough, all of it stays on my desk through closing day. You’ll always know what’s next and what’s already handled.
My job is to make closing the calmest part of the process. Sign the docs, get the keys, that’s the goal.
Step 07
Stay in Your Corner
Keys in hand isn’t the end. Contractor referrals, a lender for the refi down the road, advice on the listing next door, you’ve got me long after closing.
That’s how I’ve kept clients for three decades. The best ones still call when they’re ready to sell, buy a second home, or send a friend my way.
