Property Summary
How Robert values a home
A price you can list at
An instant estimate cannot see inside the house. When you want a number to list at, Robert prepares a written valuation in four steps, free and with no obligation.

01
Step 1 of 4
Tell him about the house
The address, bedrooms and bathrooms, approximate square footage, the year it was built and any improvements: a kitchen remodel, a new roof, new floors.

02
Step 2 of 4
He pulls the comparable sales
Homes like yours that sold near you in recent months, and the ones on the market now, adjusted for size, condition and features.

03
Step 3 of 4
He reads the market
Buyer demand, conditions in your neighborhood and the season you would list in, all of which move what a buyer will pay.

04
Step 4 of 4
You get a written valuation
An easy-to-read report with the estimated value and what is happening in your part of the market, so you can decide what to do next.

What moves the number
What sets value in San Antonio
Recent sales of similar homes close by matter most.
After that: square footage, condition and updates, the lot and where it sits in the neighborhood, school district lines, and the time of year you list. Your appraisal district value is for property taxes and often differs from what the market will pay.
Questions
Home value questions
How accurate is an instant estimate?
It is a starting point. It cannot see inside the house, so condition and updates are guesses. For a price you can list at, ask Robert for a written valuation.
What is the difference between market, appraised and assessed value?
Market value is what a buyer will pay. An appraisal is a lender’s independent opinion of that value for a loan. The appraisal district’s value is for property taxes and often lags the market.
Does a valuation cost anything?
No. Robert’s valuations are free and carry no obligation to list with him.
What does Robert need from me?
The address, the number of bedrooms and bathrooms, the approximate square footage, the year built if you know it, and any notable improvements.
Can I protest my property tax value?
Yes. If the appraisal district’s value looks too high, you can protest it by the deadline on your notice. The Texas Comptroller explains how.
