Distressed and creative deals
Thirty years on the distressed side of the market
Robert LeBorne has helped investors buy bank-owned homes, VA and HUD repos and short sales since the 1990s, working with REO asset managers, government pipelines and lenders’ loss-mitigation teams. He is plain about the numbers, including when a deal does not work.
Investors work with him across San Antonio, Austin, Houston and Dallas-Fort Worth. For financing, see investor and hard money loans; buying a home to live in, the Buyer’s Guide covers HUD’s owner-occupant window.

Questions
Investor questions
Are these properties really below market?
Often, especially bank-owned homes, VA and HUD repos and wholesale deals priced for condition or speed. Robert still checks value against comparable sales and an after-repair range.
Can you help if I am new to investing?
Yes. Robert helps you define a buy box, shares process checklists and guides your first offers.
Do I need cash?
Cash helps with speed, but many investors use conventional, DSCR or hard money financing. Robert can introduce lenders who know distressed property; see financing.
How do VA and HUD offers work?
They have their own portals, timelines and bidding rules. HUD lists its homes on the HUD Home Store. Robert prepares and submits compliant offers and manages the milestones to closing.
What about short sales?
The file is packaged and sent to the loan servicer for approval. Timing varies, but the discounts can be meaningful.
